Overview

Stockport 8 is one of the UK’s largest town centre regeneration projects, transforming an 8‑acre brownfield site into a walkable, mixed‑use neighbourhood. Delivered by The Stockport 8 LLP – a partnership between Stockport Council, Stockport MDC, and ECF – it will bring forward around 1,300 high-quality homes alongside new public spaces, commercial uses and improved connectivity. Located next to Stockport’s historic viaduct, the scheme will play a key role in extending the town centre, creating a vibrant, well-connected place to live.

Our flagship scheme

Our largest development to date, this £350 million neighbourhood is a cornerstone of Stockport’s £2 billion town centre regeneration. The scheme will transform underused brownfield land into a thriving residential community, supported by high-quality public realm, green spaces, and new walking and cycling connections. Spanning eight acres to the west of the town centre, Stockport 8 will redefine urban living, with energy‑efficient homes, active streets and well-designed spaces that encourage people to live, work and spend time locally. It is central to delivering a more sustainable, connected and liveable town centre.

A distinctly Stockport neighbourhood

Stockport 8 will create a distinctive, sustainable neighbourhood shaped by the town’s heritage and future ambitions, with high-quality homes set beneath the iconic viaduct, people-first streets and spaces designed to bring communities together. Following hybrid planning approval and funding to accelerate delivery, the first phase of 435 homes, including 82 affordable homes, is set to begin in 2026. As a key part of the wider town centre programme, the scheme contributes to delivering 8,000 new homes and major employment growth, with a mix of housing types, including affordable and adaptable homes, to suit all stages of life.
